We will have performed our due diligence and will be ready to provide advice to how we can get your project approved and ready for construction. We will then create a design brief based on your requirements and ensure we are complying with the regulative authority. The more information you are able to provide at this point, will allow the next stages to be the most efficient.
We now have a concise understanding of your requirements from the initial consultation. We are now able to create your initial Concept Design based on your requirements as well as ensuring compliance with the regulative authority, whether it be your local Council or a Private Certifier. Once we are happy with the design of your project, we then commence the creation of your Façade. We will be able to explore the 3D model of your project to give you a better understanding of the spatial connectivity of your new development. We will then proceed to the finer details in regards to Niches, Bulkheads and any other special requirements you have in your mind for your housing product.
Once we have signed off on the Concept Plans and the Facade, our Architectural Designers will turn your project from a Concept Sketch into a complete final Architectural Set. This is where all the details will be included in your plans, which the regulative authority will be required to understand to issue approval. We document your final Architectural Plans with the details to ensure a smooth approval process and that your builder and contractors have all the information to allow your construction process to be smooth and without issue.
Once you have approved the final Architectural Plans, we then commence the pre-lodgement phase. This stage differs depending on if we are applying for a Development Application through your local Council or for a Complying Development Certificate by one of our partner Certifiers. We also liaise with any Consultants required for approval such as Structural Engineers, BASIX Consultants, Bushfire or Flood Zone Consultants etc. We have our own partners for any required consultant, otherwise we also able to liaise with a consultant of your choice. Once we have compiled your Lodgement Set, we will be ready to lodge!
Now is the time to lodge your DA or CDC application – allow us to take this stress off your plate! We have lodged and received approvals for most Councils Sydney wide as well as working with a range of private certifiers. We lodge your application as the applicant ourselves, this ensures we have open communication with the relevant assessor to answer any questions that may arise. We work with the regulative authority until we achieve the approved documents and the stamped plans ready for you to commence construction. You are then able to pass these approved documents to your selected builder to commence construction.
